Most operators make you fill in a form to learn their rates. We would rather publish them: here are our eleven real entry rents, from EUR 702 to EUR 1,850 incl. tax per month.

What is added to the rent
- On moving in, the administration fee, EUR 350 (EUR 400 in Éragny-sur-Oise and Toulouse), and the move-in fee, EUR 250
- Meals, in the residence restaurant or as a package
- Cleaning, laundry and ironing
- Personal support and assistance, à la carte
- Parking, depending on the residence
Personal services qualify for a tax credit, and the rent portion may be eligible for French housing benefit (APL or ALS).

Senior residence prices, in plain terms
How much does a senior services residence cost in 2026?
At OBEO, the entry rent ranges from EUR 702 to EUR 1,850 incl. tax per month depending on the town and the size of the flat. The gap mainly reflects the local property market: the same layout costs far less in Le Cheylard than in Aix-les-Bains or Le Cannet.
What does the rent include?
The rent covers the private flat, service charges, access to the shared spaces, an on-site team and building security. Optional services, meals, cleaning, laundry, personal support, are subscribed separately, individually or as a package.
Is there an entry fee or capital to pay?
No: no purchase, no entry fee and no capital tied up, our residences are rented monthly. When you move in you pay a standard security deposit, as with any rental, an administration fee of EUR 350 (EUR 400 in Éragny-sur-Oise and Toulouse) and a move-in fee of EUR 250.
Can you claim housing benefit in a senior services residence?
Yes, subject to income: French housing benefit (APL or ALS) applies to the rent portion, not to the optional services. Personal services separately qualify for a tax credit.
Is the advertised price a teaser rate?
No. The figure shown for each town is the residence’s real entry rent, for the smallest available flat. Larger layouts cost more: each residence page details the flats on offer.
