Why choose OBEO Residences rather than a French nursing home (EHPAD)?
At OBEO Residences, you keep your independence while enjoying secure town-centre apartments, tailor-made services (daily help, home care, deliveries), personalised support and social activities that ward off isolation.
It is the ideal alternative between staying at home and the EHPAD (our residences are not designed for severe cognitive disorders).
What does my rent include? Are there extra charges?
Each month, your rental fee covers the rent of your apartment, the rental charges (household waste tax, upkeep of common areas), the non-individualisable service charges (front desk seven days a week, concierge, staff, coordination) and the personal alarm package.
In most of our residences, you pay your own water, electricity and telephone subscriptions and consumption. A reservation fee and a security deposit are required. A surcharge applies for a second occupant.
Am I really at home in my apartment?
Absolutely. You have your own keys, you decorate and furnish as you would at home, you welcome family and friends whenever you wish, and you have no obligation to take part in activities. Your privacy is fully respected.
Can I decorate my apartment and bring my own furniture?
Yes. Although our residences offer furnished apartments, you are free to arrange yours to your own taste and to personalise it as you prefer. The rental fee stays the same.
What financial support can I receive?
Depending on your means, you may receive APL/ALS (French housing benefits, paid by the CAF family allowance fund), the APA (personal autonomy allowance) for personal services, and a 50% tax credit on home help (up to EUR 12,000 per year). Our teams will guide you through every step.
Are pets allowed?
Yes, your four-legged companions are welcome, with due respect for other residents and the house rules. Our teams can even help: vet appointments, walks, feeding and more.
Must I eat my meals in the residence restaurant?
No, you are entirely free. The restaurant is an optional service: come occasionally, regularly or not at all. You simply book the day before. You may also invite your loved ones, or have meals served in your apartment.
Are meals prepared on site?
Yes. Our chefs cook fresh, balanced menus every day, renewed weekly, with seasonal produce. The menu changes monthly, with options that can be personalised.
Can healthcare professionals come to see me at home?
Yes. Although our residences are not medicalised, we make it easier for you to access healthcare: introductions to local practitioners, free choice of your own providers, a network of partner care services, help organising appointments, and 24/7 safety with a personal alarm pendant.
If I lose some independence, may I stay in my apartment?
As long as you can stay safely, we put in place follow-up care with local nurses, GPs and specialists, who can visit daily.
If your loss of independence becomes significant, we will help you find an establishment better suited to your needs.
Can I try the residence before I move in?
Yes. Come and live with us for a week or more, the time to make up your mind: turnkey apartment (linen, crockery, TV included), access to every service. Ideal for a discovery stay or a period of convalescence, all you need is your suitcases.
How far in advance can I reserve an apartment before moving in?
Straight away, subject to availability. You may also reserve your apartment 6 to 12 months ahead; a reservation cheque is then required when you sign the lease.
May I welcome family and friends?
Of course. You are free to invite whomever you wish. The residence has fully equipped guest apartments, and your visitors enjoy the friendly common areas. Rooms for 5 to 20 people may be booked for your events.

At OBEO Residences, you live independently in your own home, surrounded by tailor-made services: hotel services, restaurant and home help; access to care at home or outside the residence; secure apartments with senior home automation (ergonomics, safety); a 24/7 concierge and social activities. You enjoy a secure, friendly setting designed for your independence and your wellbeing.
What do the charges specifiques non individualisables (CSNI, the specific non-individualisable service charges) included in the monthly rent cover?
They cover the non-individualisable services that OBEO Residences makes available to every tenant: a permanent, personalised welcome for tenants and their visitors, 7 days a week, 24 hours a day; dedicated staff and technical means providing continuous monitoring for the safety of people and the security of property; free access to the friendly common areas and the landscaped gardens; the activities on offer; and the pause gourmande (refreshment break).
What happens if a household appliance breaks down? Do I have to replace it?
The residence provides a maintenance manager (in French, regisseur) in charge of upkeep work in your apartment: changing light bulbs, unblocking a sink and so on. If a household appliance breaks down, you simply report it to our team, who will arrange the repair or, if necessary, the replacement of the appliance.
May I keep my own home help or my current home care provider?
Your OBEO Residences apartment is and remains your own home. When you move into an OBEO senior services residence, you are entirely free to keep your habits, to welcome your family and friends, and to keep your own home help providers, such as your cleaner or your companion.
May I go away for a few days to stay with my family?
You are free to be at home or not. All individualisable services (home services, restaurant, hotel services and so on) are billed only if they are actually used or provided.
Can meals be delivered to my apartment?
Yes, all your meals can be delivered (a service eligible for the 50% tax credit). You simply order through our room service or our concierge.
If I have dietary restrictions, can the chef prepare a tailor-made menu?
Yes, personalised menus can be offered to order. If you have dietary restrictions, the head chef and the residence manager, your care manager, are at your disposal to adapt the daily menus on offer.
Are there set plans, packages or fixed-price options for the hotel services?
The residence team is there to build with you the service package that best matches your needs and expectations. In the restaurant, you automatically benefit from preferential rates if you come every day. Examples of plans are available in our catering packages.
What activities are available in the residence? Are they compulsory?
With the tenants taking part, a programme of activities is offered and updated regularly: cultural, artistic, sporting or festive, it adapts to the wishes and interests of the tenants. Organised by the team, these activities are not compulsory: you are free to join in or not, according to your wishes and your schedule. For the organisation of certain activities, a financial contribution may be asked of participants; the amount is made known to them by notice, when the activity concerned is announced.
